1. Never place hidden links on a webpage.
2. Make sure your pages do not have meta nofollow tags on them
3. Ensure that you avoid keyword stuffing your pages
4. Put the keywords you are targeting as the first words of the page title.
5. Don't link to websites that are potentially banned by Google.

Keyword selection and use of keyword is the most important..
Because your link is totally based on keyword...

3.The text within the title tag is also within the body of the page
4.Don't use the exact same title tag on every page on your website
5.Don't do the spam the description

One thing you did not mention that do not ever stole the content from other website.Content is king and if your site contain low quality and duplicate content then it will be banned by Google panda or penguin.
